What counts, and what lenders want

Debt-to-income is your total monthly debt payments divided by your gross (pre-tax) monthly income. If you pay $1,900 in debts on $4,500 of income, your DTI is about 42%.

Lenders usually look at two versions: your housing payment alone (front-end) and all your debts together (back-end). The back-end number is the one most mortgage limits are based on.

This tool is educational and shows a simplified ratio. Real lender guidelines vary by loan program, and some income and debts are counted differently. It does not pull your credit or guarantee approval.
